- An Accidental Damage Protection (ADP) fee will be required to cover any reported accidental damage to this property and its contents
- There is a one-time departure cleaning fee for all stays
- Final payment due 45 days prior to your arrival
- The guest making the reservation must be 25 years of age or older
- Bookings made within 30 days of the arrival date must check-in during office hours before the access information is released. The credit/debit card used for payment must be shown along with a valid driving license or passport in the same name as the card. As well as a utility bill with the same address as the card billing address. Pre-Paid cards are not accepted.
- Vacation rentals may not be used for events or group gatherings that exceed the maximum occupancy.
- A rental agreement must be signed by the lead guest making the reservation, along with a full list of guest names that will be staying in the property.
- We use a third party to verify identification and fraud risk, based on the findings we could cancel the reservation.
- This property does not include a BBQ, however, we do have them available for rental.
- Pool heat is available and is recommended from the 31st Oct. to the 31st Mar. If you would like the Spillover Spa to be heated you will need to add pool heat to your reservation.
- Max of 5 cars per address. Please park only on the driveway, cars will be towed if parked on the street at any time.
- There is additional parking at the clubhouse on a first come-first served basis, as well as on Shiva Loop (a gravel lot) next to the clubhouse.

Fantastic house!

Fantastic house! We had a few families together at the house with young children and by the end of our stay the kids didn't want to leave! They enjoyed all the themed rooms and loved the pool! It was a fantastic home for our group and we are strongly considering returning! Also Florida Vacation was incredibly responsive and helpful when I realized I had left behind an very important item! They were able to assist me in getting it back safe and sound.
Fantastic Home For Large Families/Groups

We just returned from 10 days in this home. We had 12 adults and 3 kids and there was plenty of room for everyone. We didn't even use all of the bedrooms or bathrooms. The kids loved being able to explore the slides and game room. The pool temperature was perfect, and the hot tub heated up in less than 20 minutes. There are no supplies to start the rental with, but Walmart is only a mile away. My only complaint about this home actually has nothing to do with the home. The neighborhood has so many speed bumps, that it eventually got so frustrating to return to the neighborhood. No joke, 14 speed bumps before the house. In a 15 passenger van this was absolutely brutal for everyone in the back. Otherwise, the home is fantastic, and I highly recommend it to anyone with a large family or group.

This house was great for our big group. Plenty of space for ~20 people and lots for kiddos to do between the game room, themed rooms, and the pool. Each non-themed room has an en suite which was great as well! The house was in close proximity to several stores and traffic to Disney was fairly minimal. Overall, everyone had a blast and we'd totally recommend this house to anyone!

Aside from putting in the address into Google maps and being taken to the back of the house that was miles to drive to the front of the house (I blame Google), it was a fantastic stay! The house is incredibly themed out. The kids loved it, so much that my toddlers were upset that they gotta go back to our "yucky" home. Ha! We had a bit of an issue with the Internet, but they were responsive and took care of it. We'll certainly be back if it's still available! Thanks!

Hands down, my favorite vacation house!!! This place had everything!!! The kids were thrilled (and adults equally charmed) by all the themed rooms--the decor throughout the whole house was stunning. Plus, the indoor kids playroom with the slides and foam pit and arcade was so convenient—the kids would swim in the pool and then head to the playroom and then repeat. Us adults couldn't believe how content they were in this house--while they were entertained, we were actually able to enjoy our vacation! The primary rooms were all gorgeous, spacious, clean and comfortable. None of us had ever used an infrared sauna but are now all converts. The outdoor back patio area with the pool, grill and outdoor TV was great—we loved using the exterior speakers to play music during the day while we enjoyed the pool. The hot tub gets nice and hot too—perfect for mornings when it was a bit chilly. The location was great—a few minutes from Sam's Cub and any fast food restaurant you'd want—and we felt safe
