Formosa Gardens Estates is a gated community just 3 miles from the magic of Disney, one of the closet locations you can find in Central Florida.
Welcome to this magnificent 8,000 sq.ft luxury home on a half acre lot where you won't have to leave for entertainment. This home, designed to entertain every age, was rebuilt in 2022 to double the size, making it one of the newest and largest in Formosa Gardens, and certainly one of the most unique vacation homes in Central Florida. In April 2024 the home was refurnished with all new furniture. The vast circular driveway offers ample off street parking for around 10 cars. Approach the welcoming front porch and enter through the stately wrought iron double doors, the amenities of a luxury resort—except that it's all yours! This custom home features chiseled travertine, solid oak flooring, soaring cathedral ceilings, plantation shutters, Wolf appliances, and Sub-Zero refrigeration.

The spacious gourmet kitchen with upscale Wolf appliances, a huge 6-foot wide Sub Zero refrigerator and freezer and a large central food preparation island, two ovens, two microwaves and two dishwashers, great for hosting family dinners.
Continue into the two story expanse of the family room with a formal dining table that seats 14 guests. Past the pantry and laundry room to the drive-in themed movie theatre room with a comfortable theater experience whilst sitting in one of 12 reclining seats.
In the left wing is the kids entertainment zone, that has its own play town with actual shops, your little one's will love using their imagination in the playhouse, grocery store, diner, and garage, complete with accessories and props and huge 20 ft x 20 ft indoor playground with climbing areas and slides, as well as arcade games, Skee-Ball, air hockey, a stand-up arcade with classic games and a separate sitting area with a PlayStation 5 games console on a 75-inch TV.
The main stairway that opens on the second floor to a view of the family room below or on to 5 additional tastefully furnished bedrooms each with their own bathrooms with walk in showers and large soaker tubs. As you pass the second laundry room and another guest bathroom, the upstairs loft recreation area has a wet bar, refrigerator and large area to relax or play poker or board games at the card table or enjoy Billiards, shuffleboard, or karaoke surrounded by pictures of numerous musical artists. From there you can open the french doors to a balcony with a view of the open landscaped park like area next door.
Entertain in style in the summer kitchen with 2 large BBQ grills (natural gas and charcoal), a gas burner, refrigerator and dining table to seat 16 guests in the shade. There is a pool alarm on the doors to the pool. Younger children can play and cool off in the Mickey shaped Kiddie pool or separate splash zone complete with fire hydrant, waterfall umbrella and dumping water buckets. Enjoy a refreshing swim in the 38” x 14” gas heated pool or relax in the attached soothing jetted spa. Soak up the sun in numerous comfortable lounge chairs surrounding the pool in this screened-in area to keep the bugs away. And the next surprise is a 9-hole miniature golf course with Florida themed obstacles.
Upstairs entertainment area for adults includes a shuffleboard table, poker table, pool table, wet bar, and karaoke corner. You can also relax on the private balcony.
There are 8 bedrooms in total - 3 downstairs and 5 upstairs. All bedrooms have ensuite bathrooms and all of the showers feature three luxury shower head options
There are two laundry rooms with large-capacity washers and dryers. There are also irons, ironing boards, and hanger racks.
Nestled away in a quiet and safe gated community, this vacation rental offers everything your group could want for a perfect getaway. With 8 bedrooms and 10 bathrooms, it can comfortably sleep up to 20 guests. The spacious backyard has a 30-foot swimming pool, a children's splash pad, and private theater, multiple game rooms, a karaoke machine, and a PlayStation.

The pictures do not do it justice. There are so many amenities you never have to leave the home. Especially the play area, it was difficult getting them to leave to visit Disney. The showers are incredible. Enjoy many happy hours playing "family olympics" including a mini-golf tournament, competitive billiards tournament.
All of the TV’s have Roku to be able to use Netflix.
With so much to do in the home you may find yourself skipping days at the theme parks. If you decide to leave this home the Winery just half a mile away for wine tasting and a bite to eat, Walt Disney World, Disney Springs, Universal Studios & Sea World 18 miles away, Busch Gardens, Orange County Convention Center, Amway Center, Camping World Stadium, Exploria Soccer Stadium, Dr. Phillips Center for the Arts and world class shopping at Millennium Mall, Florida Mall and two outlet complexes are within reasonable driving distances. Orlando International airport is just 23 miles away.
As well as it's amazing location, Formosa is unique from most other vacation rental resorts in the area is the homes are more spaced apart. Offering greater peace and quite and privacy than resorts where you're directly surrounded by neighboring homes.
Formosa Gardens is next to Margaritaville Resort. In this area is the very popular Sunset Walk where you can find a large selection of great restaurants and bars. These include The Wharf with live music, Rock & Brews, BR77 Brazilian Steakhouse, El Jefe Tequilas Taco Cantina, Ford's Garage, Cowboy Chicken, Coldstone Ice cream, Anthony's Pizza, Burger Fi, Fat Tuesday, and the lively Estefan Kitchen. There is also s well as Studio Movie grill dine-in movie theatre, Gametime arcade, Escapology escape room, and Island H20 water park, a Slingshot ride and more.
Enjoy a resort-style outdoor area boasting a 30-foot pool with an extended deck with 10 sun loungers.

This Estate home has 5 King Master bedrooms with en-suite bathrooms. The living area features a large 85" TV and large comfortable sofa. The open planned layout offers a dining area off the living room with three dining tables that offers seating for 12. The fully equipped kitchen has a very large breakfast island. Featuring stainless steel appliances with two dishwashers and two ovens.
The internet is upgraded to an up to 300 mb speed, the home has smart TV's with Roku to login into your own app accounts such as Netflix and the Spectrum streaming app to access the upgraded 125 channel TV package.
The kids will NEVER get bored in the games room as there commercial arcades to choose from. Race against each other on the racing games.
There's also a home theater to enjoy movies or sports games on the large 120" projection screen with Roku TV. There are three rows of theater-style reclining seats for the best viewing experience and a surround sound system.
This home has two staircases.

- A rental agreement must be signed by the lead guest making the reservation, along with a full list of guest names that will be staying in the property.
- Please be aware the mini golf is an outside space, therefore there can be Florida wildlife & insects such as ants, "no-see-um" midges, anole & gecko lizards and frogs that is present in all Florida outside spaces and therefore cannot be avoided. The lizards are harmless to humans and help control insect populations.
- Please note it is not permitted to host parties or group events such as weddings in this vacation home. The neighborhood Homeowners Association strictly enforce this rule. Cars parked on the street will be towed and the owners and the authorities will be called if there are obvious signs of a party or over occupancy.
- Please note, some of the bedrooms in this home are designed to accommodate children, it does not accommodate 20 adults. This home sleeps 12 adults, the rest are bedrooms for designed for children 16 and under.
- Check-in time is 4:00 pm
- Check-out time is 10:00 am
- All properties are non-smoking and no pets are allowed

- Pool heat available for a fee and is recommended from the 31st Oct. to the 31st Mar. If you would like the Spa / Hot Tub to be heated you will need to add pool heat to your reservation.
- The complimentary BBQ grill is provided free of charge. Florida Vacation Homes and/or the Owner do not accept liability for equipment failure. It is the guests' responsibility to clean and maintain the barbecue.
- The guest making the reservation must be 25 years of age or older.
- Bookings made within 30 days of the arrival date must check-in during office hours before the access information is released. The credit/debit card used for payment must be shown along with a valid driving license or passport in the same name as the card. As well as a utility bill with the same address as the card billing address. Pre-Paid cards are not accepted. If an alternative payment method cannot be used the booking will be canceled.

- The HOA of the vacation home resort community this home is located in has strict quiet time rules after 10:00 pm.

This beautiful house is an absolutely vacation home packed with everything you need to have so much family fun! Our family consists of 10 adults and 11 grandkids ranging in ages from 18 months to 16 years old, including one child with severe special needs. The kids loved the pool, hot tub, splash pad and putt putt golf. Inside they couldn’t get enough of the game rooms, the title cars, grocery store etc as well as the pool & poker tables, movie theater, and Karaoke machine. We had so much fun and didn’t feel like we were on top of each other. It was wonderful to be able to put the little ones down to sleep and the adults still able to participate in various activities. The house is near grocery stores, the parks etc. Everyone one in our group said it was the best family vacation and want to go back!

This place was PERFECT for our family trip. We had 14 in our party. There was so much to do at the house, we only went to Disney two days of our eight-day stay. The putt-putt course turned into an ongoing contest! The outdoor kitchen and pool area is where we spent most of our time. The game room and play area was a blast for the young kids and our adult children. I quickly lost count of how many basketball games we played! The house is HUGE! The kitchen was perfect with two dishwashers, two microwaves and two ovens. The kids LOVED their bedrooms! We found many baby beds in the house, strollers and at least one highchair. With 10 bathrooms and the sinks in the house kitchen, outdoor kitchen, and upstairs game area, you will want to bring 13 pump soaps for hand washing. You will also want to bring a lot of dishwasher soap too. We ran both dishwashers twice daily. The house is warm and only cools to 74. There are extra fans to help keep you cooler at night.

This is the perfect family vacation home! It is located only 10 minutes from the Disney parks, beautifully decorated, pristine cleanning and excellent hosts! The home offers many amenities for the kids and we felt right at home! Highly recommend!

We had a group that ranged from 18 months to 46 years old. Everyone had something to do. The little kids loved the arcade room and toy area. Props to whoever organized the home as there is everything you could want for the kids (highchairs, strollers, car seats, toys, pack and plays, tons of toys, a climbing structure etc). The little and big kiddos had a great time in the pool and splash pad. We would 100% stay here again. It was so worth it. How fun.

This house is amazing. It came with everything that you could ask for in a rental property and more. We literally spent most of our time at the house. Our grandkids loved it. First night it was a a karaoke party and the last night ended with a dance party. The pool guy came on Friday and we asked him since it was our last day there if he could come back later and he obliged. Shout out to Florida Vacation Rentals. They were great to work with

This home was amazing! So much entertainment provided and fun things to do. We had ages 2 - 63 and there was something for everyone. The house was full of amenities such as high chairs, cribs, kitchen tools and appliances, amazing play room, theatre room, pool/jacuzzi and outdoor golf course. What more could you ask for. It was clean and well maintained. There was nothing we needed that they did not have. Host was very responsive and easy to contact. We cannot wait to come back!
